Description: This is a unique housing site for an Asian developer who wants to create an individual site for an Asian market within an established Asian area of Keighley. The design is for 11 modern semi detached housing units having floor areas of between 1,600 sq ft to 2,000 sq ft. Because of its location within an Asian area and modern construction demand for these units is high, with high interest to buy off plan.
The site layout complies with all normal planning requirements, but presented us with many problems as designers, which we had to resolve prior to the planning submission. The problems included:
1. Steeply sloping site resulting in some four storey units and large retaining walls.
2. Surface water attenuation and pumped foul and surface water.
3. Designing a layout within a site of trees subject to TPO’s
4. A site layout that presented challenges in maximising the layout, whilst maintaining separation distances, offsite car parking and internal road layout.
Working drawings will commence in March 2007 and a contract will be negotiated at roundabout the same time.
