Project: New Office Development for PCT, Swindon Clough
Client: Richard Bannister
Main Contractor: Barnfield Construction Ltd
Architect: Campbell Driver Partnership
Description: New Office Development for PCT at Swindon Clough, off Regent Street, Colne
Our initial client, on this project was Richard Bannister (Boundary Mills) who is constructing this building to lease out to the Lancashire County Council Primary Care Trust.
Our design allowed our D&B client to save thousands.
We achieved this by employing the following engineering techniques:
Dynamic compaction (DC) of the large car parking area, which avoided the piling solution that others had suggested.
Changing the site levels to avoid any excavation into the tips capping layer. We specified the up filling for the DC and Building Piling Mat, utilising crushed demolition material at a site just 4 Km away.
SUDS - The surface water to the 15630m2 car park drains through the permeable block paving parking areas. Underneath the whole of the car park is a 350mm layer of clean stone that stores all the rain water. Our calculations show that little of this water will actually reach Pendle water. This design gave a major saving in cost and more importantly, the rain water is filtered through the stone and does not impact on flooding Pendle water.
Carrying out further site investigation to risk away the need for a leachate barrier all around the 1.7ha site.
